📕 Red Garuda

-is a general land title deed that most everyone owns (N.S. 4)

- Owner has 100% ownership, can buy-sell.

-Have aerial photographs, know the location, area, and boundaries clearly

- Most of the title deeds in the city are almost all Red Garuda.

-Some title deeds are called red back deeds. They are documents Nor Sor 4 stating on the back that no transfer within 5-10 years.

📍 Things to be careful of: no possession rights when another person has openly owned it for 10 consecutive years.
 

📗 Green Garuda

-It's a document, not a land title deed. and is not owned (N.S.3ก.)
-It is a letter certifying from the official that we have made use of that land.
-Have aerial photographs, know the location, area, and boundaries clearly
- Properties similar to the title deed, can be bought-sold, bank mortgaged. and can apply to change the land title deed in the future (Red Garuda).
 
📍 Things to be careful of: no possession rights when another person has openly occupied it for 1 year in a row.
 
 

📓 Black Garuda

-It is a certificate showing the ownership rights of the owner. But it has not been officially certified. (Miss./Miss.3K.)
-There are no clear aerial photographs.
- Buying and selling must wait for announcement from the government for 30 days.
