1. Who we are
The site is operated by International Real Estate Service (Thailand) Co., Ltd., a juristic person registered in Thailand under No. 0205566035581, with registered office at 391/121 Moo 10, Nong Prue, Bang Lamung, Chonburi 20150.
2. What this site is — and is not
iresthailand.com is an informational catalogue of Pattaya-area properties we represent or have walked. It is not a transactional platform. Listings, prices, availability, projected yields, and timing are illustrative and may change without notice. A property is only reserved through a written reservation agreement signed offline.
3. No warranty on listing data
We curate listings with care and walk every unit before publishing. Even so, listing details are gathered from owners, developers, and public registries; we do not warrant the accuracy, completeness, or current availability of any listing. Always verify material information directly with us before committing funds.
4. Brokerage services
Where you engage IRES as your broker, the relationship is governed by a separate Brokerage Agreement signed before any commission is earned. These Terms do not constitute that agreement.
5. Communications
When you submit a contact form or initiate a WhatsApp conversation with us, you consent to receive communications from us in response. You can withdraw at any time by replying STOP or emailing dsar@iresthailand.com.
6. Acceptable use
- Provide truthful information on contact forms.
- Do not scrape, mirror, or republish listing data without our written permission.
- Do not attempt to compromise the site's security or reverse-engineer the BID system.
- Do not impersonate another person or misrepresent affiliation.
7. Intellectual property
All site content (text, photographs, illustrations, code, the IRES mark, the BID dossier system, the curated catalogue structure) is owned by IRES or licensed to it. You may view and share specific listings privately. You may not reproduce or commercialise any part of the site without prior written consent.
Property images sourced from owners or developers remain the property of their respective rights-holders and are used here under the right granted by the listing engagement.
8. Third-party links
Where we link to external sites (developer websites, association pages, Google Maps), those sites are governed by their own terms. We are not responsible for their content or practices.
9. Limitation of liability
To the fullest extent permitted by Thai law:
- We provide the site "as is" and "as available" without warranties of fitness for any particular purpose.
- We are not liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits or lost opportunity, arising out of your use of or reliance on the site.
- Our aggregate liability arising out of or related to the site is limited to commission actually earned by IRES from any transaction with you, or THB 10,000, whichever is greater.
Nothing in these Terms excludes liability for fraud, gross negligence, or any liability that cannot be excluded under Thai law.
10. Privacy and cookies
Your use of the site is also governed by our Privacy Policy and Cookie Policy.
11. Changes
We may update these Terms. Material changes will be posted here with an updated "Last updated" date. Your continued use after changes constitutes acceptance.
12. Governing law and jurisdiction
These Terms are governed by the laws of the Kingdom of Thailand. Any dispute will be submitted to the exclusive jurisdiction of the courts of Chonburi Province.
